Buying a camper with issues help

Hello,

I'm new to campers but not new to camping and towing. My SO and I are looking to purchase a camper. We found a 2018 Coachman Apex Nano 185BH for sale by private party. The listing says there is a soft spot in the floor just inside the door and the awning has started to separate as well. Pictures attached. My questions are:

Are these major issues to be concerned with?

About how much or how difficult would it be fix these items? I'm somewhat handy and not affraid to DIY.

Does anyone have an idea of the value of this camper as is assuming these are the only issues?

Had a friend that bought an Airstream with a soft spot by the door and turned out to be totally off the frame and thousands of dollars with frame repair and the rest of the floor was in bad enough shape that wasn't soft but starting to rot. You never know till you pull it apart what the extent of the damage is and is a gamble.

NADA shows $12,250 for USED RETAIL. This is also making the assumption that things are in working order. There is really no way to make an official adjustment for things like a soft floor. The online NADA service we subscribe to is updated every 2 months so all the trends are taken into account.

Awning is no big deal, they tear all the time. The soft spot is/can be a big deal. Depends on the kind of structure it was built with. A "Nano" tells me it is small and probably built super light, which means it has no structure in the floor that would be considered robust. Could be rot, and it could be delamination of styrofoam panels that cannot handle lots of weight. You will not know until you pull it out. Check with the manufacturer as to the type of floor construction.
