Last year my wife and I bought lot 308 at a gorgeous RV resort near the historic mining town of Creede, CO. Mountain Views at Rivers Edge - RV Resort & RV Park - Creede, Colorado Lot 308 has a new timber framed pavilion that's 14' x 26'. This structure comes with a county approved building permit which is special. It allows the owner to build out the 364 square foot pavilion with a full kitchen and full shower.

The owners are fantastic neighbors. Most are Texans escaping the brutal Texas summer heat. The resort is on both sides of the Rio Grande River near the headwaters. The 360 degree views are jaw-droppingly. Also, outdoor activities abound, especially for side-by-side off-road adventures. Most owners own side-by-sides. The nearby town of South Fork, CO has ATV dealers selling a wide selection of new and used off-road machines. Trout fishing is world class in this part of the Rio Grande River as well.

Lot owners purchase a 40-year lease which is fully transferrable to a buyer who then gets a renewed 40-year lease. The lot sits at around 8700 feet and offers perfectly fantastic weather during the summer months. Mountain Views at River's Edge.

Unfortunately due to health issues we need to sell our lot. We are asking $198,000. I've attached pictures with a site plan for a concrete pad for the motorhome. (FYI... The Google Earth pic is about ten years old.) We'd also obtained an estimate to have pony walls installed in the pavilion and measurements taken for custom made screens to keep out flying critters with clear plastic and canvas to button up the pavilion when we leave. Our plans also included another 8 x 8 vertical support so we could have a 36" storm door with pet door. Bradley with Mountain Views Consulting has our plans and estimate for the pony walls and concrete pad in his files.

As mentioned, a unique advantage this lot offers is a building permit, meaning all is in place for one to build a coach retreat as it already has water, electric and plumbing to tie into the existing sewer system.
