I understand there as many opinions of Thousand Trails are there are campers. My question is for the Campers using the “Seasonal” or “long term” features.

My understanding is that, basically, all TT Parks offer month to month for several months up to one year. Each Park sets its own pricing and your chosen program must be paid in full up front. Each Park designates what spaces are available but you can pick your spot from the designated spots. Also, although your RV can be parked the entire time you, personally, must be out of the Park for a pre-set number of days during the period. One Park I looked into I had to be out a total of 21 days during a 365 day usage. But, that out of Park time out can be as little as one day at a time.

I have an appointment with a TT rep next week but has / does anyone use this program? What do you think of it? Is it a good deal? How do they treat you if you are long term? Any expectation this program might go away. I’m seriously contemplating finding a permanent site and I’d hate to have to move again in a year or so.
 
It is important to know which parks you are interested in and stay at them prior to commitment.
We found that for our traveling schedule and routes TT made no sense. Most campgrounds that we visited were not up to our standards nor convenient to routing. We want a spacious concrete pad and quiet stay. All the extras like pool and sports courts are not necessary for us.
If you are using the TT campground as your destination, then it might make more sense.
If you are full time, especially with kids, then TT again makes more sense.

Thanks for the thoughts. We have been TT Adventure members for about 3 years. We have seen some we would never return to and some we loved. About the same as what we have seen in private Parks. We have a 36 ft. 5th wheel. We will check out any park in person prior to talking dates and cost.
 
I don't understand the requirement for you to be out of the park for a certain number of days even though your trailer can stay. It's like they're forcing you to leave it unattended. How do they track whether you're at the park or not?

I haven’t got all the details, yet, but a TT representative on the phone said you just notify the Park when you will not be there. Could be one day or multiple days. I’ll update this after next weeks meeting at a Park.
 
Ok, we had a meeting today at Lake Tawakoni about the long term availability. Turns out that the annual usage is handled by the park Manager and not Thousand Trails.

Note! Every TT Park is different for cost and duration allowed. You can leave your RV there full time 365 days but you, physically, have to be out of the Park a minimum number of days. Example, TT Medina lake location requires you be out 21 days. Lake Tawakoni requires you to be out 155 days. According to the Manager the timing is subject to restrictions for sewer capacity. The current yearly cost at Lake Tawakoni is $4,800 plus depending on site selected. (Water front higher etc.). Plus electricity.

You pay one year in full up front. Deposit for electricity. Criminal back ground required but not credit history.

Note, on the days required out you may leave your RV there or take it out if desired. You can still use your TT membership while out and stay at other parks in your membership.
