I'm wondering if others have noticed the upsurge in sales of lots at RV resorts? Where we own a lot, there are usually a dozen or so lots for sale at any given time. The resort has a total of 61.

In checking the "For Sale" list today, there are only 3 lots currently available for purchase and 8 lots have "Sale Pending" on them. We've never seen this level of activity since we purchased our lot in 2017.

Anyone else seeing this kind of activity?

I was expecting a precipitous drop in lot prices when the economy took a nose dive earlier this year and people would entertain aggressive offers reminiscent of 2008. We were considering a lot at MCC in Indio. I was wrong. They are moving some not quite like Polson right now. The lot we wanted is still for sale and the owner will not entertain an offer lower than the list. There have been some price reductions on a couple of the lots but the number for sale seems about the same. This is not their season so that might have something to do with it. Maybe people are price sensitive and Polson lots are an attractive price point to get in.

Yes. We are looking at Hilton Head Island Motorcoach and have visited twice this summer. Prices have been rising steadily and even since June have gone up quite a bit.

Yes we have noticed that too. Just left Mt. Falls RV resort and actually stayed on a lot that was for sale and the entire time we were there folks were coming by looking at it. It actually sold before we left. It seemed to be a sellers market there.

Hello, yes we have noticed it also, we are looking for a plot of land, in Nevada or Montana to buy, so if we want to lodge for awhile. Any suggestions please.

Wow! Two more lots at Polson Motorcoach Resort have now been listed as "Sale Pending." That's 10 lots that have sold in the past couple of weeks. I don't think we've ever seen this kind of sales activity since we started going to Polson in about 2014.

I guess this reinforces the other thread on RVF discussing the price going up in RV parks due to increased activity. Who knew RVers would be smack in the middle of the "new tomorrow?"

TJ, youtuber “RVing with Andrew Steele” just purchased a lot there and made a couple of vids about the deal.

I saw the video where he toured the resort, but don't know if he actually purchased a lot. Did he make another video about the purchase? We'll be there later today and I'll know for sure.

He did. Newest vid was posted yesterday. He seems like a good guy.

He bought a lot from someone who has 3 lots at Polson. Sounded like a pretty good deal as the seller carried the loan for him.

I checked in at Polson yesterday and asked about lot sales and the gal gave me the guys PH# but said the lot sales are pretty much no longer available, at least that was the inference, (maybe she didn't like the way I looked ;-)

Does anyone have that link to share for the Polson lots?

Watch out TJ and Lady Di, I'm gonna be a hop and a skip from your site come Monday. ?

Yep, I can now confirm that he bought the lot immediately below us. We arrived at our site about 3:30 pm and had a brief meet-n-greet with VTPete and his DW, Jackie. We'll get together tomorrow for a glass of wine and a more extended conversation.

Smoke from fires in the West is blowing in, making things look a little grim at the moment. This, too, will pass.

@TJ&LadyDi - I looked at the Polson website, and almost fell out of my chair seeing a 45 x 75 lot selling for $250k+ I assume on top of that there is a monthly/annual HOA fee.

Can you give a brief rundown of what is included in the resort? There wasn't a lot mentioned on the website other than a fully furnished fitness center.

Location Location Location I am aware of---and it is a great location at that, but I am still floored at the price per foot compared to what land sells for around the valley.
What additional value is there in the resort?

Well, Ronnie, I kinda have to agree with you. We're a bit surprised about the recent prices too. That said, "value" is in the eye of the purchaser. All I can say is that our lot appears to be "worth" quite a bit more now than we have invested in it. And, we didn't buy it as an "investment."

More to your point regarding resort amenities and costs, here's a brief rundown. First, what you are seeing in the lot prices reflects more than just raw land cost. They all have utilities (water, sewer and electric) installed. Most include significant improvements such as high-capacity (8* thick, reinforced) RV parking slabs, stamped concrete surrounding surfaces, underground propane tanks, full outdoor kitchens, patio areas with propane fire pits, etc. A few have some type of shade coverings for the RV as well.

There is a $140 per month HOA that covers common-area maintenance, water and sewer service (electric is paid by the lot owner), WIFI, daily garbage pick-up service, mail service (including private mailboxes) and more. Lot landscaping is either maintained by the owner, or done by a contract landscaper. And, of course, there are those pesky property taxes collected by the county.

I suppose the "value" of owning such a property depends on the viewpoint of the purchaser/owner. And, in the past few weeks at least, it seems like purchasers are seeing value in their eyes. We bought our lot back in 2016 and did so because we liked the area and the people in the resort. The ability to come here whenever we wanted was a value for us, as was being able to configure our space exactly as we wanted to. We have, periodically, rented our lot out when we were not here and received a fair amount of income. I think that is coming to an end for us as we want the freedom to have the lot available for our use whenever we want it. And, to some extent, having had a couple of renters this past summer that did not respect the property is reinforcing that decision. Rental use always comes with increased maintenance issues.

So, that's my best effort to answer your questions. Are the properties at Polson worth the price being asked? Only a potential purchaser can assess that.

On the topic of lot sales, what’s really weird is I am not seeing that at MCC in Indio unless they are not updating the data or they are just overpriced to start.

Just to add a bit:
The views at Polson are gorgeous and the grounds are beautiful. The lots are also good sized. Just a really nice place. It is also not real large so there is a finite # of sites. If we were in the market for a site in that area, the prices wouldn’t seem out of place to us. And besides, where else will you get to to have a “fireside chat“ with TJ!
