Here's the lumbers futures chart. Hope this downward trend continues!

Yes the futures are correcting in a big way:

I noted that the 12"x12" 12 foot posts I had to scramble to buy at $49 each last year are now at $47 at Home Depot. I don't know the other prices but I was forced to personally take notice of these. When I bought mine they were already on the price upswing though and I don't know what the actual pre-pandemic price was. I do know that about six months ago they peaked at $89 each. Hopefully the other lumber is following suit so maybe I can finally continue my porch project I completely shelved last year.

I was browsing Florida water front condo's the other day (then I woke up). It was interesting to see listings that showed recent price INCREASES. Typically you see them go down. I saw one that said recent $50K increase. I returned to my corner to resume pan handling.

Pricing in Florida real estate has increased exponentially over the last year.

Several weeks ago we were driving back from Burney, CA to our home south of Carson City, NV and muct have seen 50 or more fully loaded log trucks on the road. Looks like logging activity is finally starting to take place again so the supply side will slowly increase.

Glad to see the lumber pricing coming back to earth. Wow.
