The sweety and I will be retiring early next year. Been looking at a LOT of fivers learning sizes and furnishings. We have 8 grandchildren from our three kids. We want to be able to have the grandkids with us (probably no more than 3 at a time) and have room to give them beds rather than a floor space. We are interested in the bunk beds that fold up and really like the two bed types with a large bed and another “loft” bed over it.

Should we be able to find something but stay under 40 foot?
 
What’s your price point? If it’s not sky high, it’s not unworkable. There are lots of creative solutions like custom triple bunks that can be built and installed aftermarket by almost any carpenter with the most basic of skills to plug and play solutions like a bunk sleeper sofa.

With 5 persons in an RV, 40’ is probably the minimum that I would be comfortable with but that’s just a personal opinion. Any smaller and you’re going to feel like someone is always in the way. Also, with that many people in a single unit, you should look for a model that is bath and a half, preferably 2 full baths but again, that would just be my personal preference.
 
If I where buying a 5er, I would get a toy hauler floor plan.

This would make it easy to bring kids toys, bikes, etc. It also easily provides a sleeping area for kids, a play room for kids when it rains, and most plans offer a way to are a deck from the ramp.

The garage is easily washed out, so as kids come in and out all day, they could be contained to the garage, while you and the dw enjoy the deck for observing the kids use up the endless energy.

When their are no kids, you still have plenty of room for your ebikes, golf cart, etc.

The deck patio is a nice feature and very versatile.
 
I'm gonna go a different way here. We started RVing 4 years ago. We agonized over the first coach as we wanted to share the camping experience with out 3 kids, 6 grands. We special ordered a Newmar Canyon Star with a drop down bunk, pullout coach, and convertible dinette. We camped with the kids and grand kid in that rig 1 time. They have busy lives and making schedules work became difficult.
For our second (hopefully last) rig, we picked a layout that works best for us and our two dogs. If the kids, grands want to join, we will figure out sleeping.
I now recommend you find a layout that works for the two of you, and then you can sort the rest later. You guys will be using the RV the 95% of the time by yourselves, the other 5% can be worked out later.

I agree. Heck, even with our own 4 kids, we use the sofa configuration. Now that we are down to the 2 youngest (11 and 14) the sofa configuration seems luxurious to them.
