Looks expensive

Not south Florida expensive, but not a bargain either. We could have just left the pad alone, but we added the extras (casita, outdoor kitchen, hot tub) since we spend most of the spring, summer, and fall out there. What is expensive is having a Sticks and Bricks home in VA we hardly use.

These RV lots at Rainbow RV Resort (name changed recently to Sun Outdoors), located at 700 CR-630A, Frostproof FL, are what they call "Premium back-in". I have never measured the exact size but I have my 44' toy hauler backed in and there is enough room in front of it to park my F350 dually that has an 8' bed. A 10'x10' shed comes with each site. The resort has all the things you would expect, including a new pickle ball court (with lights & windscreen), very large pool attached to community center, etc. We also have something many resorts don't have yet, a dedicated concrete/gravel five pit area for playing cornhole.

It works out really great being able to have a golf cart finally as full timers. We never thought about having one before because it would have been impossible to haul around after our Florida winter stay. Now we can simply lock it in the shed and leave it there.

Even though there are 500 sites here, it is the type of resort where when you are moving around everyone waves at everyone. A very laid back friendly place indeed. No doubt with today's invasion and other world events we are thrilled to have this leased lot to use up to 12 months a year if need be.

You are 100% correct. Our property taxes on our northern sticknbrick were almost $5,000 per year. When you add the other utility and maintenance costs it gets into the $7,000 to $10,000 annual range pretty quickly. So far since selling the sticknbrick and going full time we haven't spent over $8,000 annually for site rental.

Is that 4800 for 12 months?

Correct. When we initially leased our lot (about 3 years ago) we were under a special promo and it was $287 per month, or $3,444 per year. It went off the special and we were paying $387 ($4,644 per year), then this spring we went to $434 per month, or $5,208 per year.

The way I look at it is we still spend 5 months there in the winter, so at under $35 per day, or just over $1,000 per month, it is still a bargain for Florida.

Yeah, I think Southern California lots are valued a tad bit different than North Carolina lots. The (fictitious) online California -> NC exchange rate calculator shows a 10-1 ratio, so bring 1.5 mm and you can have the whole kit-n-kaboole!

Maybe even less if you catch me on a cold day.

I would love to an RV community in NC or north Ga, with 2 or 3 bdrm casita, that is affordable for the rest of us (under $300k), that is an outright purchase - no lot rent or HOA.

I’d also say to look in Alabama but finding one with no HOA may be challenging unless a few of you did a partnership to acquire the land pour pads have electricity water and sewer to start and build your casita to your specs.

We have one in Rockport TX which is affordable and has an HOA. Although I am no fan of HOA's in this case I can see the benefits. Having an HOA provides some degree of "uniformity" in the community. There's another another "ownership park" 15 minutes away which apparently has no rules. I'm not a fan of the "hodgepodge" look of that park. JMO

Talk about a hot area for motorcoach lots. A friend just stayed at Buena Vista and he said it’s very nice and fairly priced.
