Question RV lot ownership

We own at Olde Beau Motor Coach Resort in NC. We use our lot extensively, any trips we take during the year are based from there. We do not rent our lot. We have a 1000 sq. ft. casita on the lot, and use this in the off season when the coach is in storage. Having the lot changed the way we camped, but we enjoy what we are doing now.
 
Anybody stay at Florida Grande Rv Resort? They seem to be sort of new and are building another section from what I can gather from their website Welcome To The Florida Grande - Florida Grande

The prices for lots seem reasonable. They are in Central Forida, but I don't think their is a lot of attractions in this area. I left them a few questions a few days ago on the contact us email address, they never responded.

We purchased at Florida Grande about 4 months ago in the first section. When we purchased there were about 25 lots for sale; they are sold out and starting on the “new” second section. Just learned that at our POA meeting. There will be a total of 499 lots.

The Villages is building near by and will be within 5 miles of FG when they are built out. Will that help the property values? Maybe. It will help with restaurant, shopping etc. Right now all of that is about 15-30 minutes away depending on what you want. We are 30 miles from Orlando, 40 miles to Tampa and 20 miles to Ocala.

FG is very quiet, the neighbors are awesome, the pickleball is great, the poker is awesome and the overall atmosphere is very positive.

Our lot backs up to a large cattle farm-these are our neighbors.

That sounds good. On their website when I submitted questions to the CONTACT US address, they wouldn't answer my questions because they didn't know if I owned an A Class motor home. Maybe they think I didn't read the 55+ Serving Class A motor homes in their header.

Then I filled out another questionnaire stating my motor home class and size and asked the same questions I got no answer at all. So maybe you can answer one please. It say lots starting at $52K, Does that include pavers and landscaping? Approximately how much more for a grand suite or a Tiki Hut?

Another Rv Resort is in the same proximity is called Bay Lake. I was hoping to maybe take a trip down and spend a few days at each RV resort and check them out. I like where they are located in Florida.

Can't speak for him but for my 4100 a year I have a huge lot that I leave a 16 ft box trailer on to keep my golf cart in. On site marina on the Caloosahatcee, on site 9 hole par 36 golf course, pool, steakhouse, and of all things a rodeo arena that doesn't seem to get used much. Down the river a ways is River Bend Motorcoach Resort where lots are 200 grand and up and I'm pretty sure hoa fees are as much as I pay in rent and they don't have a golf course. Think I'd stay here over there even if I won the lottery.

Not south Florida expensive, but not a bargain either. We could have just left the pad alone, but we added the extras (casita, outdoor kitchen, hot tub) since we spend most of the spring, summer, and fall out there. What is expensive is having a Sticks and Bricks home in VA we hardly use.

These RV lots at Rainbow RV Resort (name changed recently to Sun Outdoors), located at 700 CR-630A, Frostproof FL, are what they call "Premium back-in". I have never measured the exact size but I have my 44' toy hauler backed in and there is enough room in front of it to park my F350 dually that has an 8' bed. A 10'x10' shed comes with each site. The resort has all the things you would expect, including a new pickle ball court (with lights & windscreen), very large pool attached to community center, etc. We also have something many resorts don't have yet, a dedicated concrete/gravel five pit area for playing cornhole.

It works out really great being able to have a golf cart finally as full timers. We never thought about having one before because it would have been impossible to haul around after our Florida winter stay. Now we can simply lock it in the shed and leave it there.

Even though there are 500 sites here, it is the type of resort where when you are moving around everyone waves at everyone. A very laid back friendly place indeed. No doubt with today's invasion and other world events we are thrilled to have this leased lot to use up to 12 months a year if need be.

You are 100% correct. Our property taxes on our northern sticknbrick were almost $5,000 per year. When you add the other utility and maintenance costs it gets into the $7,000 to $10,000 annual range pretty quickly. So far since selling the sticknbrick and going full time we haven't spent over $8,000 annually for site rental.

Is that 4800 for 12 months?
 
Correct. When we initially leased our lot (about 3 years ago) we were under a special promo and it was $287 per month, or $3,444 per year. It went off the special and we were paying $387 ($4,644 per year), then this spring we went to $434 per month, or $5,208 per year.

The way I look at it is we still spend 5 months there in the winter, so at under $35 per day, or just over $1,000 per month, it is still a bargain for Florida.

The world has lost its common sense. A motorcoach lot at motorcoach country club in indio, ca just listed for 1.6 million. Yes that’s not a typo. A 700 sf casita enclosed with glass, no bedroom with a view.

@Jim i think it’s time to sell lots at Deer Spring. Just remember us after you amass all that wealth.
Yeah, I think Southern California lots are valued a tad bit different than North Carolina lots. :) The (fictitious) online California -> NC exchange rate calculator shows a 10-1 ratio, so bring 1.5 mm and you can have the whole kit-n-kaboole!

Maybe even less if you catch me on a cold day. :)
